Resettlement and Warranty Obligations in Yakutsk's Star Microdistrict

The "Star" apartment's accommodations left something to be desired

The Star microdistrict in Yakutsk is undergoing a significant transformation, with residents from various quarters of the city, including the Arctic regions, being relocated as part of a federal program. Liya Shaynurova, the general director of "RIA", oversees this resettlement process.

Simultaneously, the Republican Mortgage Agency (RMA) is responsible for ensuring the quality of the houses built in the Star microdistrict, with a mandatory warranty for defect correction within five years. This warranty covers a wide range of issues, including structural, plumbing, heating, electrical, and finishing defects.

Recently, concerns have arisen regarding the condition of some apartments in the Star microdistrict. A video shared on YAKUTIA.INFO showcases an apartment on Yuri Shafera Street, where the floors and walls appear crooked, the balcony's supports and glass are shaking, and there are damp spots. Residents from the Construction District of Yakutsk, particularly those living in the 17th quarter, have expressed their support for the resident who shared the video.

However, it's worth noting that some members of the 17th quarter's WhatsApp group have suggested that these defects are not major.

The RMA has mandated that residents with complaints about the condition of their apartments in the Star microdistrict should send a statement with defects, photos, and videos to [email protected]. As of now, out of the 95 apartments that "RIA" needs to resettle in the first phase for the future Sports Complex construction, there are currently 49 agreements to move to the Star microdistrict.

For homeowners in the Star microdistrict, it is crucial to keep all purchase and warranty documents safe, act promptly on defects to avoid missing warranty deadlines, document all communication with RMA, and seek assistance from local consumer rights organizations if necessary. Understanding your rights under Yakutsk’s housing laws and warranty protections will also prove beneficial in navigating any potential issues.

  1. As the Star microdistrict in Yakutsk becomes a home-and-garden haven for many relocated residents, it's essential for homeowners to maintain their homes properly and understand their home-improvement responsibilities to avoid potential issues.
  2. With the Republican Mortgage Agency (RMA) ensuring quality homes in the Star microdistrict, it would be perfect for residents to embrace a lifestyle that doesn't only involve settling into their new homes, but also taking care of them, ensuring warranties, and seeking help when needed.
